Appraisal

A house erected as one of a terrace of three non-identical units (including 31204123; 31204125) representing an integral component of the early nineteenth-century domestic built heritage of Ballina. Having been well maintained, the elementary form and massing survive intact together with quantities of the original or sympathetically replicated fabric, both to the exterior and to the interior, thereby upholding the character or integrity of a house forming part of a neat self-contained ensemble making a pleasing visual statement in Abbey Street.
