Description

End-of-terrace two-bay two-storey house with dormer attic, extant 1838. Renovated. One of a terrace of three. Replacement pitched artificial slate roof with ridge tiles, rooflights to front (south) pitch, and uPVC rainwater goods on eaves boards on rendered cut-limestone eaves. Replacement cement rendered walls on cement rendered chamfered plinth. Square-headed window openings including one square-headed window opening in bipartite arrangement (ground floor) with concrete sills[?], and concealed dressings framing replacement four-over-four (ground floor) or six-over-six timber sash windows. Segmental-headed door opening with cut-limestone threshold, and concealed dressings having concave reveals framing timber panelled door having fanlight. Interior including (ground floor): entrance hall-cum-staircase hall retaining carved timber surrounds to door openings framing timber panelled doors, staircase on a dog leg plan with balusters supporting carved timber banister, and carved timber surrounds to door openings to landing framing timber panelled doors; and carved timber surrounds to door openings to remainder framing timber panelled doors with carved timber surrounds to window openings framing timber panelled shutters. Street fronted with cobbled footpath to front.

Appraisal

A house erected as one of a terrace of three non-identical units (including 31204124 - 31204125) representing an integral component of the early nineteenth-century domestic built heritage of Ballina. Having been well maintained, the elementary form and massing survive intact together with quantities of the original or sympathetically replicated fabric, both to the exterior and to the interior, thereby upholding the character or integrity of a house forming part of a neat self-contained ensemble making a pleasing visual statement in Abbey Street.
