Description

Terraced two-bay three-storey house with dormer attic, c.1775. Refenestrated, c.1925. Renovated, pre-1992, with opening to left ground floor remodelled to accommodate commercial use. One of a pair. Pitched (shared) slate roof with clay ridge tiles, rooflight, and cast-iron rainwater goods on moulded rendered eaves having iron brackets. Painted rendered, ruled and lined walls. Square-headed window openings (dropped to first floor, c.1925) with cut-stone sills having decorative wrought iron balcony, c.1925, to first floor on brackets, and replacement timber casement windows, c.1925, having overlights to first floor with profiled aprons. Square-headed window opening to left ground floor remodelled, pre-1992, with concrete sill, fixed-pane (three-light) timber display window having advanced central pane, frieze, and dentilated moulded cornice. Round-headed door opening with two cut-limestone steps, painted cut-limestone channelled doorcase having block-and-start archivolt, and timber panelled door having overlight. Interior with timber panelled reveals/shutters to window openings. Road fronted with concrete brick cobbled footpath to front.

Appraisal

A well-composed middle-size house built as one of a pair (with 12001027/KK-4766-14-27) incorporating Classically-derived proportions with the diminishing in scale of the openings on each floor contributing to the elegant quality of the streetscape: supplementary details including a finely-executed doorcase further enhance the formal quality of the composition in Patrick Street Lower. Despite alteration works over two periods in the twentieth century the house retains much of the early character: a decorative balcony enlivens the external expression of the composition while the remodelling of one opening has provided a discrete commercial space in the ground floor.
